For more than 40 years we have utilized a conservative long-term strategy that produces a consistent return on investment, while reaping the benefits of appreciating cash flow over the long term.

Since 1968, Francis Property has acquired a portfolio of high-quality, multi-family communities valued in excess of $750 million. By retaining the properties as long-term investments, we have provided consistent returns along with the inherent income tax and estate planning benefits of real estate ownership through a diverse range of economic climates. Francis Property retains properties over longer time horizons, typically fifteen years or more, without hefty acquisition and sales fees. Whereas traditional syndicators take a 20-50% promotional interest, Francis Property’s typical acquisition fee is considerably lower and is often based on the equity raised rather than purchase price.

In contrast to stocks, bonds and commodities, which lack transparency and are subject to unexplainable market volatility, real estate investments can provide complete transparency of a tangible asset.

A business manager since 1965, Richard B. Francis has built a practice dedicated to safeguarding the assets of high net-worth individuals. Known for his conservative approach and long-term outlook, Mr. Francis has overseen the acquisition, management and disposition of over 150 residential properties over his more than 40 years in business.

Many of Mr. Francis’ clients are lifelong investors and his approach has allowed them to draw comfortable livings and secure retirements from the real estate investments they made with him.

Many of these clients have passed on these investments to their children (and grandchildren), and many of these children are now adults investing with Francis Property as well. Mr. Francis is proud that his sons can carry on the legacy he created.

Responsible for the acquisition, operation and management of the Francis Property portfolio, John Francis has expertise in every aspect of property management, from the financial structuring of each partnership to the physical operations and systems of each property. John has spearheaded Francis Property’s expansion into Texas, bringing his experience and continuing his father’s sound approach to the market evaluation and financial analysis of each acquisition.

John Francis holds a Bachelor of Science degree in business finance from Pepperdine University.

Executive Team Russell Francis, CPA Partner, Francis and Associates

As a CPA and business manager of high net-worth individuals, Russell Francis provides comprehensive business and financial consultation services that include tax planning and preparation, estate planning and implementation, as well as trust advisory services, for individuals, corporations, partnerships, trusts, estates and foundations. As the broker officer of Francis Property Management, he is involved in the evaluation of partnership formations, as well as the acquisition, financing and disposition of the portfolio holdings.

Russell Francis holds a Bachelor of Science degree in accounting from the University of Southern California School of Business.
